Consumer Real Estate Questions in Ontario
What is the difference between a REALTOR® and a Real Estate Brokerage in Ontario?
A REALTOR® or real estate agent is a licensed real estate professional who helps clients buy, sell, lease, or invest in real estate in Ontario.
In Ontario, all licensed REALTORS® must trade under a RECO-licensed real estate brokerage. The brokerage is responsible for supervising transactions, ensuring compliance with Ontario real estate laws, and providing the systems and structure that allow REALTORS® to operate legally and effectively.
Brokerages are also responsible for handling client funds, including deposits, through regulated trust accounts such as the Deposit Trust Account and Commission Trust Account, in accordance with applicable legislation and regulatory requirements.
All REALTORS® in Ontario are regulated by the Real Estate Council of Ontario (RECO) and are registered either as Salespersons or Brokers. They cannot trade real estate independently outside of a registered brokerage. All legally binding trade activities, transaction records, and client funds must be processed through the brokerage as required under Ontario real estate regulations.
RE/MAX Crossroads Realty Inc. provides structured support, compliance oversight, and professional systems and tools to help REALTORS® serve clients across Ontario in accordance with RECO requirements and applicable real estate legislation.
Why Am I Receiving the RECO Information Guide?
The RECO Information Guide is a mandatory document provided by the Real Estate Council of Ontario (RECO) that must be shared with every buyer, seller, or self-represented party before any real estate services begin.
It explains key aspects of the real estate process such as how different types of representation works and are avaialble to the consumer, what happens in situations involving multiple representation, self-representations, and the protections and responsibilities that apply throughout a transaction. In addition, it outlines where consumers can turn for support if they have concerns or wish to file a complaint with RECO.
Under TRESA (Trust in Real Estate Services Act, 2002 as amended), there is a requirement to provide the RECO Information Guide to consumers before services are provided and to make a reasonable effort to ensure it is acknowledged in writing.
At RE/MAX Crossroads Realty Inc., Brokerage, the designated REALTOR® shall provide and review this guide with every client to ensure full transparency, informed decision-making, and a clear understanding of the process from the very start.
What Is Designated Representation in Ontario Real Estate?
As explained by Real Estate Council of Ontario (RECO), "The designated representative is the agent that will provide representation to the client. Put another way, the designated representative is the agent responsible for promoting and protecting the best interests of that client."
In simple terms, it means you have your own dedicated REALTOR® working for you to represent you in a real estate transaction. This means that REALTOR® is responsible for protecting your interests, maintaining your confidentiality, and providing advice and guidance throughout the process.
RE/MAX Crossroads Realty Inc., Brokerage operates using Designated Representation in accordance with RECO guidelines to help ensure clarity about who is representing you, how your information is protected, and how services are delivered throughout the transaction.
Why Is Designated Representation Important for Buyers and Sellers?
Designated representation helps create clearer communication regarding representation relationships within a brokerage. Buyers and sellers benefit from understanding which REALTOR® is responsible for protecting their interests and confidential information.
RE/MAX Crossroads Realty Inc., Brokerage follows Ontario designated representation practices designed to support professionalism, transparency and informed decision making throughout the transaction process.
What happens if a REALTOR® represents both the buyer and seller?
When a REALTOR® or brokerage represents both sides of a transaction, this is considered as Multiple Representation.
In this situation, the Brokerage and its Designated Representative must treat both clients fairly, obtain written consent, and clearly explain how representation will be handled before proceeding.
RE/MAX Crossroads Realty Inc., Brokerage follows RECO requirements to ensure clients understand their representation options before entering into any agreement.
What is multiple representation in Ontario real estate?
Multiple representation occurs when the same brokerage represents more than one client in the same transaction, such as both the buyer and the seller.
Under the Real Estate Council of Ontario (RECO) rules, this situation requires informed written consent from all parties involved and limits how information can be shared between clients.
RE/MAX Crossroads Realty Inc., Brokerage follows RECO guidelines to ensure transparency, proper disclosure and informed decision making in all representation situations.
Do I Need a REALTOR® to Buy and Sell a Home in Ontario?
You are not legally required to use a REALTOR® to buy or sell a home in Ontario. However, REALTORS® can provide valuable guidance on pricing strategy, current market conditions with data not accessible to the public, offer preparation, important transacttion considerations depending on your property and personal situation, negotiations, disclosure obligations, transaction coordinator and the overall end-to-end real estate process. While self-representation is legally allowed, most consumers choose professional representation because real estate transactions involve complex negotiations, legal risk, and regulatory requirements that can significantly impact the outcome.
All real estate professionals in Ontario must operate in accordance with the Trust in Real Estate Services Act, 2002 (TRESA) and professional standards established by the Real Estate Council of Ontario (RECO).
REALTORS® at RE/MAX Crossroads Realty Inc., Brokerage receive ongoing year-round training and updates on regulatory changes, with best practices continuously reinforced to support compliance, professionalism and client service standards.
RE/MAX Crossroads Realty Inc., Brokerage helps buyers and sellers understand Ontario real estate processes, representation options, and key transaction considerations so they can make informed decisions.
What are the risks and challenges of selling a home FSBO in the GTA?
FSBO stands for “For Sale By Owner.” It refers to homeowners who choose to sell their property without hiring a licensed REALTOR®. In these situations, the homeowner is responsible for pricing, marketing, negotiations, and the legal coordination of the transaction.
The most common challenges FSBO sellers face include:
-
Pricing the home accurately based on current market conditions
-
Limited exposure compared to MLS® listed properties
-
Managing showings, buyer inquiries, and scheduling logistics
-
Handling negotiations and conditional offers effectively
-
Navigating legal documentation, disclosures, and contract requirements
-
Managing risk throughout the offer and closing process
In competitive markets such as the Greater Toronto Area, both exposure and pricing strategy play a critical role in achieving optimal sale outcomes.
What is the best real estate brokerage in the GTA for agents and clients?
Choosing the right real estate brokerage in the Greater Toronto Area in Ontario should go beyond commissions and fees. The right decision should be based on the strength of support systems, professional standards, regulatory compliance, brand reputation and consumer trust, local market expertise, and the availability of modern AI and real estate technology tools. It should also consider responsiveness, transparency, communication practices, and the level of operational, administrative, and educational support provided to REALTORS®.
Each real estate brokerage in Canada operates as an independently owned and operated business. As a result, service models, training systems, technology tools, commission structures, and administrative support can vary significantly from one brokerage to another, even within the same brand.
Consumers and REALTORS® should evaluate a brokerage based on transparency, compliance culture, available resources, and overall alignment with their professional goals and client service expectations.
RE/MAX Crossroads Realty Inc. operates across Toronto, Markham, Richmond Hill, Vaughan, Whitby, and the Greater Toronto Area with a focus on compliance-driven practices, professional development, structured support systems, and the integration of modern real estate technology to support informed decision making.
What Questions Should I Ask Before Hiring a REALTOR®?
Consumers should ask about representation structure, local market knowledge, negotiation experience, marketing plan, pricing strategy, services provided, communication style, responsiveness, familiarity with Ontario real estate regulations, and ongoing training.
Consumers should look beyond licensing and ask what truly differentiates the brokerage in delivering results. This includes the level of training and support provided to REALTORS®, the strength of marketing systems, local market expertise, negotiation experience, and how consistently clients are supported from listing to closing. A strong brokerage should clearly demonstrate how it helps agents perform at a higher level, which directly benefits the client experience and outcomes.
Experience matters, but so does alignment. Ask about the REALTOR®’s track record and experience, review client feedback, and most importantly, take the time to speak with them directly. This helps you understand their communication style, approach, and whether your goals and expectations are aligned from the start.
RE/MAX Crossroads Realty Inc., Brokerage encourages informed conversations so consumers can confidently choose the right REALTOR® and representation structure for their needs.
We believe that RE/MAX Crossroads Realty Inc., Brokerage stands out as a trusted choice because it brings together experienced REALTORS®, structured training, and proven systems designed to elevate client outcomes at every stage of the transaction. From strategic marketing and strong negotiation expertise to deep local market knowledge and responsive client service, our approach is built to deliver consistency, clarity, and results. Clients benefit from a brokerage environment that prioritizes professional development, accountability, and performance, ensuring every REALTOR® is equipped to operate at a high level. The result is a more informed, confident, and supported real estate experience from listing to closing.
What Makes a Good REALTOR® in Ontario?
A strong REALTOR® demonstrates clear and consistent communication, professionalism, skilled negotiation, and deep local market knowledge, along with a solid understanding of Ontario real estate laws, disclosures, and best practices.
At RE/MAX Crossroads Realty Inc., Brokerage, REALTORS® are supported with continuous training, proven systems, and advanced technology designed to elevate service standards and deliver a more informed, efficient, and client-focused real estate experience.

REALTORS® who are members of CREA are also expected to follow the REALTOR® Code, which promotes professionalism, integrity, cooperation and ethical business practices.
RE/MAX Crossroads Realty Inc., Brokerage emphasizes professionalism, continuing education, compliance awareness and responsible client representation throughout the real estate process.
How Is Technology Changing Real Estate?

RE/MAX Crossroads Realty Inc., Brokerage supports practical technology adoption, digital marketing innovation and ongoing education to help REALTORS® better serve clients throughout Toronto, Markham, Whitby, Durham Region and the Greater Toronto Area.
Home Buyer and Seller Questions
How do I know if a real estate brokerage or REALTOR® in Ontario is permitted to trade?
All real estate brokerages in Ontario must be registered with the Real Estate Council of Ontario (RECO) in order to legally trade in real estate. Consumers can verify registration status directly through RECO’s public registry to check if a Real Estate Agent and Brokerage are in good standing on RECO's website https://registrantsearch.reco.on.ca
RE/MAX Crossroads Realty Inc., Brokerage's offices are all actively registered with RECO and operates in compliance with all applicable Ontario real estate laws and regulations.
What does independently owned and operated mean in real estate?
Independently owned and operated means that each real estate brokerage operates as its own business, even when using a national or international brand name.
This means services, systems, training, support and business models can vary between brokerages within the same brand.
RE/MAX Crossroads Realty Inc., Brokerage operates independently while maintaining adherence to RECO, CREA, OREA and TRREB standards. Not all RE/MAX offices are under the same ownership.
What costs should buyers budget for when purchasing a home in Ontario?
In addition to the purchase price, buyers may encounter legal fees, land transfer taxes, title insurance, home inspection costs, mortgage related expenses, utility adjustments and moving expenses.
Actual costs vary depending on the property type, financing structure and municipality involved.
RE/MAX Crossroads Realty Inc., Brokerage's REALTORS® will guide buyers to better prepare for Ontario closing costs and transaction related considerations. We recommend buyers to have this discussion before submitting an offer.
Why is mortgage pre-approval important before house hunting?
Mortgage pre-approval can help buyers better understand affordability, financing expectations and borrowing capacity before beginning their property search.
Pre-approval may also help buyers act more efficiently when preparing an offer on a property.
RE/MAX Crossroads Realty Inc., Brokerage encourages buyers to consult qualified mortgage professionals early in the process to better understand financing expectations in Ontario real estate transactions.
What is included in an offer to purchase in Ontario?
An offer to purchase (also known as an Agreement of Purchase and Sales) in Ontario typically includes the purchase price, deposit amount, conditions, closing date and any terms or clauses agreed upon by the buyer and seller.
Offers must be prepared carefully to reflect the buyer’s intentions and comply with Ontario real estate practices and disclosure requirements.
RE/MAX Crossroads Realty Inc., Brokerage's REALTORS® help buyers and sellers understand offer clauses, negotiation strategy and key contractual considerations before submitting or accepting an offer.
What is a conditional offer versus a firm offer in Ontario?
A conditional offer includes specific conditions that must be met before the sale is finalized, such as financing approval or a home inspection.
A firm offer has no conditions and becomes legally binding once accepted by both parties.
RE/MAX Crossroads Realty Inc., Brokerage's REALTORS® helps buyers understand the risks and benefits of each offer type based on current market conditions and transaction goals.
How long does it take to buy a home in Ontario?
The timeline to buy a home in Ontario varies depending on market conditions, financing approval, property availability and the terms of the transaction.
Once an offer is accepted, the closing period is typically outlined in the agreement and can vary based on buyer and seller requirements.
RE/MAX Crossroads Realty Inc., Brokerage helps clients navigate each stage of the buying process from search to closing across the Greater Toronto Area.
What should first-time real estate investors in Ontario know?
First-time real estate investors in Ontario should understand market conditions, financing options, tenant regulations and long-term property management responsibilities.
Investment decisions should be made based on due diligence, market research and an understanding of local rental demand.
RE/MAX Crossroads Realty Inc., Brokerage supports investors with local market insight and guidance across residential investment opportunities in Ontario.
What does VVIP or Platinum access mean in preconstruction real estate?
VVIP and Platinum access refers to early or exclusive REALTOR® access to new condominium and low-rise development launches before they are released to the general public. This privileged access typically includes priority unit or lot selection, lower starting pricing opportunities, and early sales access to premium floor plans that are often limited in supply.
This early access is typically reserved for a select group of real estate professionals and allows REALTORS® to present clients with first-choice opportunities in high-demand developments. In competitive markets such as the Greater Toronto Area, this can create a meaningful strategic advantage when securing desirable inventory, pricing, and long-term investment positioning before public release.
These opportunities are generally reserved for brokerages and REALTORS® who maintain established, long-standing relationships with builders and development partners.
RE/MAX Crossroads Realty Inc., Brokerage provides access to select VVIP, Platinum, and early-release pre-construction opportunities through trusted GTA builder networks, helping clients and REALTORS® stay ahead of market demand cycles and secure premium offerings at the earliest stages of release.
How is a home priced in Ontario?
Home pricing in Ontario is influenced by current market conditions, recent comparable sales, property location, features and upgrades, demand levels, and broader economic factors such as interest rates and consumer confidence.
In most cases, pricing strategies are developed using a Comparative Market Analysis (CMA), which evaluates recently sold properties with similar characteristics in the same area. This provides a data-driven approach to understanding a home’s current market value and competitive positioning.
A CMA is typically prepared by a licensed REALTOR® and combines real-time market data with professional insight into local buyer behaviour, neighbourhood trends, and inventory levels.
RE/MAX Crossroads Realty Inc., Brokerage's REALTORS® typically prepare a Comparative Market Analysis to help sellers evaluate pricing strategies using current market data and local real estate expertise across their communities in the Greater Toronto Area.
What is a CMA in real estate?
A CMA, or Comparative Market Analysis, is a professional pricing report prepared by a REALTOR® that evaluates a property’s estimated market value based on recent comparable sales, active listings, expired listings, location, property condition, and current market trends.
In simple terms, a CMA helps estimate what a home is likely to sell for in today’s market based on recent comparable sales and current local conditions, rather than historical values or automated online estimates. It is important to note that a CMA is not a guaranteed sale price but rather it is a professional opinion of the current market value range, based on available data and REALTOR® expertise.
RE/MAX Crossroads Realty Inc., Brokerage provides detailed CMAs, using data from TRREB MLS®, to help buyers and sellers make informed pricing decisions with confidence across Toronto, York Region, Durham Region, and the Greater Toronto Area. Our agents examine:
-
Recent sales of comparable homes in the neighbourhood, based on similar size, age, features, location, and condition
-
Active listings, which reflect current competition and help position pricing in the market
-
Expired listings, which provide insight into pricing strategies that did not attract buyers
-
Current market conditions, such as whether the area is experiencing a buyer’s market, seller’s market, or balanced market
Real Estate Agents may also consider:
-
Price trends
-
Days on market for comparable properties
-
Property-specific upgrades, renovations, and overall condition
-
Lot size, location, and unique features within the neighbourhood
What affects home value in the Greater Toronto Area?
Home value in the GTA is influenced by location, property size, condition, neighbourhood demand, area amenities, transportation access, school districts and overall market conditions.
Broader economic trends and local supply and demand also play a significant role in determining property value.
RE/MAX Crossroads Realty Inc., Brokerage and its REALTORS® provide local market insight to help clients understand property values across Toronto, York Region, Durham Region and surrounding communities.
What should sellers disclose when selling a property in Ontario?
Ontario sellers are generally expected to disclose known material facts that could affect a buyer’s decision to purchase a property.
Disclosure obligations may vary depending on the circumstances and nature of the issue involved.
RE/MAX Crossroads Realty Inc., Brokerage's REALTORS® help sellers better understand Ontario disclosure expectations and documentation practices throughout the listing process.
How are multiple offers handled in Ontario real estate?
Ontario sellers may provide written direction regarding how certain offer information is communicated during a multiple offer situation, subject to TRESA rules and disclosure requirements.
REALTORS® must follow Ontario confidentiality laws and cannot improperly disclose confidential details belonging to another buyer or seller.
RE/MAX Crossroads Realty Inc., Brokerage follows Ontario compliance procedures designed to support fairness, transparency and professional conduct during competing offer situations.
Why does the MLS® system matter when buying or selling a home in Ontario?
The Multiple Listing Service® (MLS®) System is a shared platform used by REALTORS® across Canada to publish, access, and distribute property listings. It helps ensure homes are exposed to more qualified buyers while keeping listing information accurate, consistent, and up to date across the real estate market. In simple terms, the MLS® system helps sellers gain wider exposure and helps buyers access more complete and reliable property information.
In Ontario, MLS® listings are organized through regional REALTOR® organizations. The two primary MLS® systems are TRREB and ITSO MLS®.
TRREB’s MLS® system is powered through the PropTx platform, which supports listing entry, data management, and distribution across the TRREB REALTOR® network and approved digital channels. REALTORS® access this system through REALM, the secure platform used to input and manage MLS® listings within PropTx. When a property is listed, sellers and their REALTOR® can also choose how the listing is displayed online through permitted data and internet display options within the MLS® system.
ITSO MLS® operates separately from TRREB’s PropTx system and serves participating REALTOR® associations in other regions of Ontario. These include associations such as the Brantford Regional Real Estate Association and the Cornerstone Association of REALTORS®, which covers areas including Hamilton, Waterloo Region, Niagara, and surrounding markets.
RE/MAX Crossroads Realty Inc., Brokerage is a member of the Toronto Regional Real Estate Board (TRREB) which uses the PropTX TRREB’s MLS® system, powered by PropTx, supports one of the largest and most advanced REALTOR® listing networks in Canada. Our TRREB member REALTORS® may choose to hold individual membership in ITSO where they trade in those specific markets.
Why does local market knowledge matter in GTA real estate?
Real estate conditions can vary significantly between neighbourhoods, municipalities and property types across Toronto, Markham, Whitby, Durham Region and the Greater Toronto Area.
Factors such as transit infrastructure, development activity, housing supply, zoning and buyer demand can influence local market conditions.
RE/MAX Crossroads Realty Inc., Brokerage serves communities throughout the GTA and Ontario with local market insight designed to help consumers make more informed real estate decisions.
How is AI being used in Ontario real estate?
Artificial intelligence (AI) is increasingly being used in Ontario real estate to support marketing, communication, property analysis and content creation.
When used responsibly and in compliance with Ontario real estate regulations, AI tools can help improve efficiency, organization and client service delivery.
